This discussion will facilitate you in determining timing, along with a listing price that both nets you the most money, and positions your home to sell in a reasonable time period.
Once we decide both a listing price and to work together; seller signs listing agreement & statutory broker/seller disclosures in order to both start the process and facilitate a totally transparent buyer/seller transaction once we negotiate a deal.
Determine if your home needs staging, and or upgrading inside, outside, landscaping, etc. in addition to de-cluttering if needed, in an effort to create the most desirable presentation to market your home at its highest & best value.
Our professional photographer will thoroughly photograph your property during the day, along with additional evening and aerial photography if needed based on the size and orientation of the property, to best accentuate marketability of the property. Professional photography is simply the most compelling way to showcase a sellers property. The better something looks the more people feel it is worth. I personally call contacts; neighbors, past clients, center of influence, and top real estate agents to share your new property listing, and either see if they may have an interest, or someone they know has an interest. Because of this highly effective pro-active effort I along with my team represent both buyer & seller on several of our transactions, I’ve Sold many homes by planting this seed!
I am a believer in exclusivity meaning a real buyer will call to see a home they are interested in. Moreover the National Association of Realtors states that 1-2% of homes are sold through open houses, and 98% are sold through exclusive previews of your home. However knowing there is a 1-2% chance, we are willing to hold intermittent open houses if you like.
We send out updates on the market and your home showing activities to keep you informed throughout the listing to sale process. For every showing via lockbox, we are notified electronically which agent showed your home, along with asking the following: Opinion on property listing price, opinion of the property, whether a second showing is planned, whether they plan to submit an offer, and objections they had along with location feedback. These responses are helpful in keeping us informed, and whether our listing price is at market value.
1st Discuss offer with buyer’s agent, 2nd Discuss offer with seller to determine price, terms, and conditions of offer & Counter Offer if needed. Fight hard to protect your equity, and do my very best to secure a solid deal.
Provide escrow officer all transactional documents, and follow-up through to closing.
